The Orange Grove Residence is a modern eco-rural tourism initiative in the heart of the Arade river basin.

ROSODA SA, the owner of the property and owner of the Orange Grove Residence tourism initiative has been running the orange farm in its current legal form for more than 25 years.
The farm and its activities are part of the local community and well-integrated into it, and in the farm sector has been actively contributing to the local economy.
The property is in a unique and beautiful spot with a peaceful hilltop location. You can see for miles in all directions across the rolling Algarve countryside, and the dawns and sunsets are truly something to behold.
Orange Grove Residence is located at the heart of an orange farm, where they grow the large, juicy table oranges for which Portugal is famous.
The tourism initiative was designed and newly built with sustainability at its heart. The touristic development is located at the very centre of the large orangery.
Access to the holiday development and farm is by secure, electronic gate, so you can be sure of peace in a tranquil haven!
The touristic element consists of 7 no. attached 2-bed villas. Each Villa’s accommodation comprises briefly:
Kitchen-Dining Room
Fully fitted and equipped, sunny kitchen-diner, opening onto a private terrace,
overlooking the swimming pools and sunbathing deck

A flexible room, with a comfortable double sofa bed.

The villas and development are architect-designed, with comfort and luxury in mind.
The chic, modern holiday homes each boast a generous 110 M2 of floor space to relax. From the sleek Kitchen overlooking one of the two pools, to the 3 bathrooms in each property.
The accommodation is on two floors: there is level access to a bathroom and bedroom 3 on the ground floor for guests with access requirements.
Each property has a planted terrace, and small garden to the front providing a peaceful and private seating area for guests.
Outside there are 2 swimming pools, beautifully positioned with lounging area around them and a detached changing and shower room, as well as outdoor shower.
The planting and landscaping are indigenous plants, and the owners pride themselves on providing a small haven for bees and butterflies.
The orange farm consists of 23 hectares of well-maintained and bountiful orange groves. These are farmed commercially for sale to distributors and generates a substantial income.
The citrus farm has been established for many years and has an excellent trading record and reputation. The touristic development has been completed and trading for over 1 year now with strong rental demand and excellent guest’s reviews, having already received numerous awards for the quality of the development and service.
The development has solar/ electricity generation producing a net income after self-generation, with further potential for expansion. The photovoltaic solar panels produce surplus electricity that is exported and sold to the grid. The electricity taken from the grid is a small element of the usage and in balance our solar panels provide a net exporter to the grid.
The grounds are substantial and beautifully landscaped.
A large open parking area is located close to the main building, as well as a substantial covered parking area.
There is a detached renovated laundry building, suitable for other uses.
There are 2 detached ruins in the orange groves suitable for alternative uses, subject to obtaining any necessary consents, but may be suitable for development for further touristic accommodation.
The covered parking area may be suitable for development for further letting suites subject to obtaining the necessary consents, to further enhance the ROI.
The development benefits from photovoltaic solar panels, and water heating solar panels.
No fossil fuels are used in the tourism operation.
The design benefits from the use of rainwater harvesting from the roof (500m2) and is stored it in an underground storage tank and harvested for irrigation for the garden.
There is a private sewage processing plant, which separates solids and liquids, and it yields clean water used in the farm.
