Lodge T3 in Sertã of 338 m²
About this house/villa of 3 bedrooms at Sertã, Sertã
This family home in the centre of the historic quarter of Serta has been thoughtfully renovated with a project that was completed in 2022. The owner, herself an architect, designed the property with her family in mind however she has also taken into consideration the needs of future owners creating a home that lends itself to multigenerational living with versatile spaces and open-plan social areas.
Due to its position in this historic street and because it has been restored under the terms of the ‘Legal regime of Urban Rehabilitation’ and the ‘Tax Benefits Statute’ recognised by the municipality of Serta, the house is fully exempt from IMT if purchased for your own and permanent housing. If the asking price is achieved this would mean a tax saving of 9000€. If the property were to be purchased for investment and the rental market, the revenue achieved would only be taxed at 5%, again a huge savings advantage.
The house
Designed over three floors with a nod to the past but with all the modern conveniences required for a comfortable life the house is being sold with much of the furniture included as each piece has been sourced for its position in the house. It's difficult to believe that this house has not been staged for sale as it is immaculately presented and a credit to the current owners.
Ground floor
We step through the front doors into the large living space which flows seamlessly through to the dining room, kitchen, utility, bathroom, TV room, and back to the lounge.
The lounge features the original stone wall, large, double-glazed windows, a pellet burner to warm the space during the colder months, and ARKITEK flooring which is present throughout the house.
The dining room leads on to the kitchen. Designed by the owner and built to last by a local craftsman, the Sheaf
kitchen furniture has been fitted with a BLUM sliding system, with a resistance of 25kg. Also included in the sale price
are the integrated appliances.
Beyond the utility area where the water boiler is housed is the bathroom. Features include Grohe and Hansgrohe
taps as in all other areas of the house. Italian-inspired bathroom furniture and a large walk-in shower finish the
space.
A further large room is currently set up as a TV room and entertainment space. It is pre-prepared to become a studio
apartment, ideal for family or even a rentable space if a door is put in place to separate the bathroom from the
utility. The room beneath the stairs, currently used as a pantry, has been pre-installed to be used as a guest toilet
room to replace this bathroom if needed. The TV room is also air-conditioned.
The staircase has been stripped and opened up to the lounge to reveal its former grandeur.
First floor
The master suite is very spacious and here the architectural features really stand out. There is an air conditioning unit
-Samsung Class A+++ (cold) and A++ (hot) as in the other rooms mentioned. There is a dressing area and a shower room with feature twin basins and again Italian-inspired furniture. A second door leads onto the balcony above the stairs and through to the second bedroom…..ideal if you have small children.
The second and third bedrooms are large double rooms with air conditioning units.
Opposite the children’s rooms is the family bathroom with bathtub. It is a big room with plenty of space for a
growing family.
Next to this, and currently used as a dressing and storage room, is the spare room. A single bed will easily fit here
if a further bedroom is needed.
Top floor
Currently set up as a home office, everything is in place to turn this room into another bedroom. Features include an original stone wall, Velux windows, and AC. Fibre internet is available at the property.
The fourth bathroom in the house on the top floor is ideally located for the office and also for the outside terrace.
Originally the space on this floor was designed with a kitchen in mind to service the roof terrace. This could easily be
installed if required.
Up a few steps is the generous roof terrace with fabulous views over the rooftops to the historic castle founded by
the Romans on one side and to the green spaces and 15th-century church on the other. A great space for
entertaining friends and family or even for somewhere to house the family pet.
Overall, this property represents great value for money. It’s a move-in ready house that you could literally arrive at
with just your suitcases. For an investor, it’s a ready-to-go high-quality rental.
It really must be seen to be appreciated.
Serta
The area
A few yards from the house is the Miradoura Caldeira Ribeiro. Here you can sit and take in the views across the
town. Down below the ‘calcada portuguesa’ runs along the side of the river and its just a short stroll to the other side
of town…..a place to walk the dog or take a dip in the river.
Serta has everything needed for everyday life. Banks, restaurants and cafes, shops and supermarkets and lots of
places for entertainment and to explore. There are also schools, hospitals and health centres, sports centres and of
course many outdoor activities available locally.
There are good road and rail links to both Lisbon and Porto which are under two hours away.
