Vineyard for Sale – Douro DOC
An extraordinary vineyard located in the Douro Valley, in the heart of the Douro wine region, amid one of the most beautiful landscapes in Europe. It is authorized to produce red and white wines with a protected designation of origin (DOP), as well as must for the production of wine. Grapes with classifications B and C.
The farm has a total area of 28 hectares, of which 12 hectares are vineyards. Current production is 60 tons of grapes with an average yield of 85 barrels (43580 litres). It is expected that production will increase by around 60% as a result of the ageing of the planted vines.
Furthermore, the farm has seven hectares of adult olive groves with an average production of 3000 litres of oil per year. With consistent pruning and cleaning work, it is estimated that production will increase by up to 2000 litres of oil per year, bringing the total yearly production to 5000 litres.
The olive groves consist of circa 2000 adult trees, planted in a traditional system.
The remaining 9 hectares are currently forested and could be converted into a productive area, offering a potential increase of up to 40 thousand litres of wine per year.

Currently, the wine and olive oil are produced by local cooperatives, eliminating the need for investment in production plant and machinery.
The grape varieties currently in production are:
Red Wine - Touriga Nacional, Touriga Franca, Tinta Amarela, Tinta Roriz, Tinta Barroca and Tinto Cão.
White Wine - Viosinho, Malvasia Fina, Gouveio, Rabigato, Cercial and Moscatel.
The vines are planted with sufficient spacing for tractors (mechanized production system), and are authorized to produce 23 tons of grapes for generous must, (30 barrels with classification B and C).
There are three agricultural support/storage spaces and a house for reconstruction, which would allow for the development of an eco-tourist or residential project of more than 500 square meters.
The biggest support space, which has been completely renovated, can easily be turned into housing.housing.
Other fruit trees are present in smaller quantities, primarily cherry, almond, hazel, quince and fig.
The farm has a spring with a good flow of water and a large lake.
Included in the sale is a parcel of land along the main road, with an artesian well, which is suitable for the construction of a warehouse. This can be used for agricultural support or for own wine production, if desired.
